Information - Tenant

Following is general information for potential Tenants:

  • Each intended occupant over the age of 18 must fill out a SEPARATE Application. Applications will be provided by the showing agent.

  • There is a $30 credit check fee for each standard application that is submitted.

  • Application results are usually available within 24 hours
  • All lease terms are for a minimum of one year
  • All properties are shown by appointment only
  • Please do not disturb occupants

CONDITIONS OF MOVE IN IF APPLICATION IS APPROVED

1. LEASE:  Lease Documents must be signed within 48 hours of approval.  The property will remain on the market until all documents are signed.

2. DEPOSIT:  Initial deposit will include First month’s rent and Security Deposit and must be paid at lease signing as evidenced by a Cashier’s Check drawn on a local bank.  No Exceptions

3. INSURANCE: All approved applicants MUST supply a copy of their Renter’s insurance Policy (minimum of $300.000 Liability Coverage) prior to taking possession of the property.

All properties represented by California Estates Management, Inc. include the following:

  • When you move-in, you will have 10 days to fill out an inspection record so you can note any existing damage.  When you move-out, as long as you return the unit in the same clean condition, minus “normal” wear and tear, your security will be refunded in full.
  • Professional property management
  • Prompt response for general repairs
  • 24/7 response for emergency repairs

You will not just be a “Tenant”, you will be a “Valued Tenant”!!

 

Qualification Criteria for Renting

We accept applications on a first come first serve basis. We do not accept multiple applications.

Applicant Requirements:All applicants (18 years or older) applying must have:

*An application fee in the amount of $30.00 (CASH) for the purpose of obtaining tenant screening reports is required for EACH application when it is submitted.

*A favorable credit history with a minimum credit score of 675 or higher

*Up-front payment of 1st month's rent and security deposit

*Verifiable household income that is at least Three (3) times the monthly rent

*Copy of a photo ID

*No prior evictions or collection records for non-payment of rent

*Rent must be paid up to date at your current residence

*Proof of Renter’s Insurance Prior to move-in, you must provide the Declaration Page showing: Minimum of $300,000 liability coverage

*Favorable references from current and previous non-relative landlords.  If you are currently renting from a relative, you will need prior rental history

*A fully completed and signed rental application for each applicant 18 years or older

*Applicant does not have any criminal convictions for crimes considered harmful to people or property.

*No smoking inside houses and No smoking in or around condo complexes

 

Required Documents – Please bring the following with your completed application to rent.

1.  Photo ID:All applicants must provide photo identification and Social Security card. Acceptable photo identifications include, but not limited to: state issued identification card or driver’s license; passport, any other government issued photo identification. (Note: Military ID cards are not accepted)

2.  Proof of Income – Two pay stubs with year-to date, proof of child and/or spousal support payments; proof of social security income, disability or other government income, proof of retirement or trust fund account, etc. Combined gross monthly income of all lease holders must be at least _3_ times the monthly rent. Applicants must provide copies of the past three month's bank statements showing your name along with deposits and ending balance summary.
